We wish to remind all residents and their guests of the parking rules and towing policy at Marquee Park Place.
Residents: ALL RESIDENTS ARE ALLOTTED TWO (2) PARKING SPACES ONLY. FRIENDS OR RELATIVES WHO DRIVE RESIDENT’S VEHICLES ONTO PROPERTY CANNOT PARK ON THE VISITOR LEVEL AND WILL NOT BE GIVEN A PASS. ANY VEHICLE WITHOUT A PARKING PASS ON THE VISITOR LEVEL WILL BE TOWED.
Resident Parking in Fire Lanes on All Garage Levels: ALL VIOLATORS ARE SUBJECT TO IMMEDIATE TOW PER C.V.C.
Garage Levels – All resident vehicles are to park in their assigned parking stalls. ONLY ONE VEHICLE IS ALLOWED IN A PARKING SPACE. Any resident vehicle parked in an unassigned parking stall WILL BE SUBJECT TO TOW BY OWNER/RESIDENT.
Visitor Level – All VISITOR VEHICLES must display a current valid parking pass that will be issued at the front gate. Visitor parking passes are valid for 24 hours. A vehicle not displaying a valid parking pass WILL BE TOWED. A resident can request a 72 hour parking pass for their guest once during each thirty (30) day period only.
Heat Pump and AC Units – #1 UP AND DOWN WATER LEAK: You are all ready to turn on your AC units and it doesn’t work efficiently, why? You are to change your filters regardless if you run your system and HIRE A PROFESSIONAL TO PERFORM THE REQUIRED MAINTENANCE TO YOUR HOME!
Dryer Booster Switch – Why does it take so long for my clothes to dry? Use the Booster Switch every time you use your dryer. Do not run the dryer if the booster switch does not work.
Dryer Vent Clean Out – The vents are located just above the dryer. Vents must be cleaned every two weeks.
Hot/Cold Water – If you are not getting cold or hot water from your faucets and showers, make sure to contact a plumber right away. The “deverter” is broken and requires a plumber.
Supply lines for all sinks, toilets, washers, dishwashers are to be inspected and replaced every five years. HOW OLD ARE YOUR’S. Make sure to have these inspected and changed out in order to avoid leaks.
Vacation – When leaving on vacation, make sure to turn your water off inside your unit.
REQUIRED IN_- UNIT MAINTENANCE
WASHER/DRYER CLOSET MOISTURE SENSOR:
The moisture sensor must always be turned on! If the alarm sounds it is notifying you of moisture somewhere in your unit, which needs to be addressed right away, as it is most likely being caused by an issue with the aforementioned components.
Make sure to check that the green light is always on. Batteries should be changed at least twice a year.
Check to see if your toilet flushes properly, that the rubber flange drops over the filler inside the toilet tank and that you know how to turn off the water to the toilet tank in case of an emergency and flooding. Replace the toilet hose supply lines and angle stops.

RESIDENTS REQUIRED MAINTENANCE
There are many elements in your home that require continued maintenance that are the responsibility of the unit owner to maintain. Please review the following maintenance tips to assist with repairs to some of these elements in your home:
HEAT PUMP (A/C and HEATING UNIT) REQUIRED MAINTENANCE:
- You may have 1 to 3 units depending on your plan. Every home has at least two.
- Never block the grates to allow proper air circulation.
- The filters MUST be changed every 3 months or sooner regardless if you run your system.
- The HVAC water sensor inside detects proper drainage; if it fails the Unit will Flood the Drain Pan and Down to your Neighbor’s Unit.
- Schedule your Service NOW for the Summer Season to make sure your system is operational.
EXTERNAL DRYER CLEAN OUT & VENT:
Clean the vent of lint every two weeks. The vent is located above the dryer. Blockage in your ducts may result in improper moisture evaporation, which can cause flooding. If you use Dryer Sheets in the dryer, remove the lint screen and clean thoroughly with hot soapy water and an old toothbrush for more efficient drying.
DRYER BOOSTER SWITCH:
Make sure to use your booster switch every time you use your dryer. Run it 30 minutes prior to use and continue until 30 minutes after drying your clothes. The switch moves moisture through your ducts. If you do not have a booster switch then you have an automatic relay switch inside the wall. Make sure you can hear it turn on while using your dryer. Do not use your dryer if your booster switch or automatic relay switch is not working.
